It is possible to add up to 40m² (430 square feet) to your home without applying for planning permission, subject to certain conditions - this is known as Exempt Development.
The purpose of Exempt Development is to remove relatively minor or straightforward developments from the planning system and improve the process. There are certain conditions attached, usually in relation to height and size – these conditions protect the quality of life (or residential amenity) for yours and neighbouring properties.
Where these conditions are not met, exemption guidelines do not apply and an application for planning permission is required.

- House can't be extended at first floor;
- Extension roof can't be used as balcony or terrace.
The overall potential for this property, without planning permission, is 25m² (270ft²).
